But what many buyers don’t realize is that the sales rep you meet there works for the builder, not for you. Their contract is written to protect the builder’s interests, not yours.

That’s where I come in. Here’s how having me as your Realtor during a new construction purchase protects you — and how I can actually save you money, stress, and time.

1. Negotiating Value Beyond the Sticker Price

Statistically, buyers who have their own Realtor on a new build often walk away with better purchase terms. That can mean:

  • A more competitive purchase price

  • Closing cost incentives

  • Or upgraded finishes included in the deal

Builder contracts are long, full of fine print, and heavily tilted to protect the builder. My job is to walk you through the terms so you feel clear on what you’re signing. Being knowledgeable with these contracts also allow for your experienced real estate agent to add any necessary addendums to further protect you.

In some cases, a homebuyer may not find it necessary to make all repairs, especially when it can be a cumbersom repair to the Builder. I help clients negotiate for upgrades in lieu of repairs. For example, epoxy garage floors, or an appliance package rather than settling for a patch job. It’s about turning potential negatives into lasting value.

In Nevada, builders owe you certain performance standards — from how the home is constructed to how materials should perform. Most buyers aren’t even aware of these protections, but I am. I can help you hold the builder accountable if your home doesn’t meet those expectations.
